Waltrovka is Penta's project aimed at revitalising an extensive stretch of land in Jinonice, Prague, located at the site of the former Walter Motors factory. The locality is witnessing a step-by-step construction of more than 650 apartments in five- to seven-storey buildings along with 50 terraced houses as well as office buildings, shops and a large 2 ha park. The main ambition is to create a new modern residential area offering high standards and services to its residents close to the line B underground station. The first owners of the apartments and terraced houses moved into their new homes in early 2017.
TERRACED HOUSES 35-47
Located in the western part of Waltrovka and facing southwest, the thirteen modern terraced houses with private gardens boast the top PREMIUM standard. Being one of the last sites of residential houses situated just a few minutes from the city centre with direct access to an underground station, the locality is virtually unrivalled. With their first-rate designs, the homes are also attractive to those who in the past chose to live outside of Prague but are now considering a change. Insulated façades, underfloor heating, wooden windows, luxurious bathrooms and varnished doors are just some of the reasons why you will feel right at home here. The completion date of this stage is planned for June 2019.

Modern office building
Aviatica is the first building of the large Penta development scheme in the Waltrovka locality, which follows the successful Florentinum project. Being also the first structure of the whole complex to be approved for use by the building authority, Aviatica provides its tenants with 27,000 m2 of top quality, high standards and excellent facilities of a modern office building. In addition, it offers a wide range of services for local residents along with attractive and innovative modern architecture and offices with unique views.

The unique architecture of the building is highlighted by a modern façade and large windows. The three-story base offers retail units and smaller apartments overlooking the new square or the inner courtyard. IDEAL STARTER HOMES
An enclosed complex of three buildings with the inner courtyard naturally flanks the WALTROVKA RESIDENCE central square. The seven-story structures command an impressive view of the developing locality, as well as the whole of Prague. Each apartment has a balcony, small front garden or terrace. The buildings offer underground parking and plenty of basement storage rooms. Located just a few steps from the Jinonice underground station - an ideal link to busy city life, the homes of the MODERN standard are ideal for singles, young couples or small families.
MODERN BUILDINGS WITH A HISTORICAL FACE
The Mechanica building complex consists of 3 structures. Two of them have been newly built and the third one will receive a complete makeover with all of the important architectural elements of the original industrial style being preserved. Currently under construction, Mechanica will welcome its first tenants in the autumn of 2017. Representing a part of the project situated closest to the Jinonice line B underground station, Mechanica will be linked with the underground vestibule via a footbridge. Public amenities such as shops, restaurants and other services will be available on the adjacent central square. Mechanica will offer a total of 35,000 m2 of office and retail space, emphasising clean and efficient office design and layouts along with a wide range of shops and services on the ground floors of all of the buildings.
THE HEART OF THE WALTER FACTORY STILL BEATS
The Walter building is the result of a rigorous and major refurbishment of this listed building. Its architectural elements linked to the original industrial architecture determined the industrial style of the two new buildings next to it. Walter offers a total of 5,171 m2 of office and retail space, adding to the total leasable area of 33,500 m2 available in the Mechanica complex of three office buildings.

These exclusive homes are aimed at discerning clientele, who wish to live in a high standard spacious apartment.
PRIVACY, PEACE AND QUIET
Located in the heart of Waltrovka, thirty-four modern south-facing terraced houses with private gardens enjoy the highest standard PREMIUM category.
MODERN OFFICE BUILDING
The Dynamica Building will offer 17,000 m2 of office and retail space. With its shape and architecture it will follow in the footsteps of the Aviatica building, completing the visage of the entire Waltrovka project from the direction of Radlická Street. The airy and organic shape of the structure, which proved to be extremely useful in the planning phase of the Aviatica office premises, promises very efficient use of space in the building, enhanced with a modern design and architecture along with the application of the latest trends in environmentally friendly technologies.
INTRIGUING HISTORY OF THE SITE
Having trained as a machine fitter, Josef Walter began his career repairing bicycles and soon moved on to designing motorcycles. In 1903 these machines began cruising around European roads. Six years later he produced a four-seat tricycle, which was just one step away from the first car with the winged W symbol. The expanding company needed land for a new plant and in 1913 found suitable plots in Jinonice. By then the production included air-cooled aircraft engines, which were the most important commodity for several decades to come. After the war, it grew into one of the biggest factories of Central Europe and changed its name to Motorlet. The fascinating history ended in 2008, followed by the rebirth of Waltrovka. Yet again this locality will symbolise success and prestige, even though the entrance gate will not welcome hundreds of employees, but residents of the new estate.
ATTRACTIVE DYNAMIC FUTURE
Building a residential and administrative quarter at a location, which played such an important role in the history of Prague, is a real challenge. Aiming at revitalising an extensive stretch of land in Jinonice, Prague, the project is gradually replacing the former factory grounds with new office buildings, shops, apartments and terraced houses. Following in the footsteps of oft confirmed truths and certainties, the WALTROVKA RESIDENCE combines the modern world of high-performance, efficiency and services with lush greenery, comfort, high standards and relaxation. We have preserved the original character of the area, including several historical buildings and roads that form the axis of the entire territory stretching over 16 ha. The compact urban quarter will be visitor-friendly while residents will be able to enjoy the desirable combination of peaceful residential housing on the outskirts of Prague and close proximity to the city centre.
Apartment blocks and houses providing ample public spaces everywhere along with privacy for residents in the new city quarter. Residential buildings of various types, combining large and small apartments. Paths and roads are shaded with lines of trees, providing a delightful backdrop pleasing to the eye and invoking feelings of peace and serenity. The green heart of the locality is a new park stretching over an area of nearly 2 ha. A unique feature of the residential project is its organic link to the nearby office blocks. In the modern Aviatica, Mechanica, Dynamica and Walter buildings Waltrovka residents can embark on a new career or use the services they need for a comfortable lifestyle.
The design work on the Waltrovka locality was participated in by several prominent architects. Owing to this the entire site is anything but boring or uniform as it showcases various architectural styles.

The project developer of WALTROVKA RESIDENCE is Penta Investments, a company of Central European origin. As it was founded by a group of classmates, its corporate culture is very similar to that of a family business. Penta is one of the largest employers in the region, providing jobs to more than 30,000 employees in its portfolio companies. It has offices in Prague, Bratislava, Warsaw, Munich, Limassol, Amsterdam and Jersey. The company began business in 1994 dealing with securities. Subsequently, it focused on the development of corporate investment and later also on real estate development. Today the Group invests in companies and projects, primarily in healthcare, financial services, retail, manufacturing and real estate development.
Penta began investing in the property sector in 2005 and currently implements projects in the CR, Slovakia and Poland. In 2013 Prague saw the completion of the Florentinum office building, which won many awards from experts and was highly praised by the actual tenants and even by Penta itself. Set in the Waltrovka locality in Jinonice, Prague, the recently completed Aviatica building features architectural qualities boasting a number of prestigious prizes. In future years Penta plans more real estate investment, as it wishes to build on its successful projects while desiring to become a leader in the quality office and residential development sector.
With our slogan "LIVING BY PENTA", we are setting a new benchmark for housing standards much higher than usual in the Czech market, clearly differentiating ourselves from other developers. We are bringing to Prague a completely new concept of cosmopolitan living. In Waltrovka we will fuse modern housing, nature, work and retail with city life.
